A leaking water heater can cause serious water damage quickly. If your tank is actively leaking, shut off the cold water supply valve above the unit and call a contractor immediately. For seasonal and lakefront homes, always drain and winterize water heaters before closing for the season.

Know your water heater type before you call

Knowing your system helps the contractor come prepared with the right parts.

Traditional tank water heaters

Oil, propane, electric, or gas-fired storage tanks — the most common type in Lake Region homes. Typical lifespan 8–12 years. Replacement is often more cost-effective than major repairs on older units.

Tankless (on-demand) water heaters

Heat water only when needed. More energy efficient and popular in seasonal camps. Require annual descaling in areas with hard water. Not all contractors service every brand.

Heat pump water heaters

Electric units that move heat from the air to the water. Very efficient but require adequate space and ambient temperature. Maine rebates may be available through Efficiency Maine.

Indirect water heaters

Common in homes with boiler systems. Uses the boiler to heat a separate storage tank. Very efficient in homes with existing boilers — no separate fuel source needed.

Maine offers rebates for heat pump water heater installations through Efficiency Maine. Ask your contractor about current incentive programs that may apply.

What to have ready

Having this on hand helps the contractor respond faster and arrive prepared.

For plumbing work, verify contractor licensing with the State of Maine before hiring. If you can't reach one contractor, call the next on the list — availability varies, especially during peak periods.
